Scope & terms

The published fine print.

Fixed prices work because we're clear about what they cover. If your home doesn't meet these ten items on our scope sheet, we'll tell you at consult and show you the add-on cost before anything is signed.

STIP · 01
Within our service zone

Montgomery County ZIPs 20814, 20817, 20850, 20852, 20853, 20854, 20874, 20876, 20877, 20878, 20879, 20902, 20906. Outside these? We can refer you to a trusted partner.

STIP · 02
Existing natural gas service

Fixed pricing covers gas-to-gas like-for-like replacements. Electric-to-gas, propane-to-gas, and oil-to-gas conversions are quoted separately due to added labor.

STIP · 03
Gas meter sized 250 CFH or higher

Tankless units draw significantly more gas than tanks. We verify meter size at consult. Undersized meter requires Washington Gas upgrade — $195 coordination fee.

STIP · 04
Install within 10 ft of existing heater location

Relocating the unit to a different wall/closet requires additional water/gas/vent runs. Flat $450 add for relocation within the same room; further moves quoted custom.

STIP · 05
Exterior wall venting possible within 20 ft

Standard tier covers up to 20 ft of concentric vent to exterior. Longer runs or interior chase routing priced at $8/ft after the 20-ft baseline.

STIP · 06
200A panel with available 120V circuit

Condensing tankless units need a standard 120V outlet for the fan/controls. Most homes have this. If a dedicated circuit is needed, flat $285 add.

STIP · 07
Accessible install location

Standard basement, garage, or utility closet. Crawl space access or attic installs add $295 flat for additional labor and materials.

STIP · 08
Municipal (WSSC) water supply

Well-water homes require a pre-filter to protect the heat exchanger. Flat $195 add for sediment filter installation.

STIP · 09
No asbestos/lead abatement required

Homes built before 1980 may have abatement issues. We'll identify at consult; abatement work is not included and must be completed separately.

STIP · 10
Decision-maker home at consult

Free consult requires 45 minutes with whoever makes the purchase decision so we can lock in your final price on the spot — no callbacks needed.
