How much does a tankless water heater cost in Rockville, MD?

+

Our three fixed tiers are $3,895 (Essential), $5,295 (Signature with recirculation), and $7,495 (Whole-Home Pro). All prices are all-in — unit, Montgomery County permit, standard venting, gas/water/condensate connections, old-tank haul-away, and rebate paperwork. Most Montgomery County homeowners qualify for $1,150-$1,400 in stacked rebates, dropping the net price accordingly.

How long does a tankless water heater last?

+

Tankless water heaters routinely last 20+ years with proper maintenance (annual flushing, especially in hard-water areas like Rockville and Potomac). Traditional tank heaters last 10-15 years at best. Over the course of a typical homeownership tenure, you'd replace a tank once while owning the same tankless unit the whole time.

How long does the installation take?

+

One day. Our typical install runs 6-8 hours on site: arrival at 8am, old tank removed by noon, new unit mounted and commissioned by mid-afternoon, first hot shower by dinner. From your first consult to install day is usually 8-12 business days, most of which is Montgomery County permit processing time.

Do I need a permit to install a tankless water heater?

+

Yes. Both the City of Rockville and Montgomery County require plumbing permits for water heater replacement and any tank-to-tankless conversion. Skipping the permit voids your homeowners insurance coverage for related water damage and creates issues at resale. We pull the permit and handle inspection — it's included in our fixed price.

What rebates and tax credits can I get?

+

Natural gas customers in Montgomery County stack four rebates: Washington Gas rebate up to $450, Maryland manufacturer rebate of $100, federal tax credit of 30% (up to $600), and Montgomery County property tax credit up to $250. Total stackable savings reach $1,400 for qualifying Energy Star units. We file every form on your behalf.

Is a tankless water heater worth it in Maryland?

+

For most Montgomery County homes with 3+ bathrooms or 3+ occupants — yes. Washington Gas data shows tankless saves a family of four up to $1,800 over the unit's lifetime vs. a standard gas storage tank. Add 20+ year lifespan, reclaimed floor space, rebates, and no flood risk, and the math works out favorably for most households.

Will my gas line need to be upgraded?

+

Sometimes. A high-BTU tankless (199K BTU is common) draws more gas than a 40K BTU tank heater. Many Montgomery County homes have adequate 3/4" or 1" gas lines, but older homes (particularly 1950s-70s construction in Bethesda, Silver Spring, and Kemp Mill) occasionally need upgrading. We verify actual gas pressure during the consult — not just meter inspection. Gas line upgrade is $495 flat if needed.

Can I convert from electric to gas tankless?

+

Yes, but it's a more complex project that falls outside our fixed-price tiers. We quote electric-to-gas conversions separately because they typically require running a new gas line and adding venting — adding several hours of labor. Most customers doing this conversion also qualify for additional utility incentives through Washington Gas.

What brands do you install?

+

We install three brands only: Navien, Rinnai, and Rheem. These are the brands with the best parts availability in the DMV, strongest warranty support, and proven 20+ year reliability. We decline to install off-brand tankless units regardless of price — we won't install what we can't stand behind.

What happens if the unit fails after install?

+

Our install comes with a 1-year labor warranty (2-year on Signature, 3-year on Whole-Home Pro). The unit itself carries a 15-year heat exchanger warranty from the manufacturer (Navien and Rinnai; Rheem is 12-year). We're an authorized warranty service provider, so if anything fails, we handle the claim and the service — no runaround.

Do tankless water heaters work in Maryland winters?

+

Yes. Modern condensing tankless units are rated for Maryland's coldest incoming water temperatures (around 45-50°F in winter). We size units specifically for our regional climate — a Rinnai RX160iN or Navien NPE-240A2 handles Maryland winter with ~30-35°F temperature rise without breaking a sweat.

How often do tankless water heaters need maintenance?

+

Annual descaling is recommended, especially in the DMV where water is moderately hard. We include the first-year flush service in every install. After that, annual flushing runs about $150-$195 — or you can do it yourself with a pump kit if you're handy (we install the service valves that make DIY flushing possible).

Can I run multiple showers on one tankless?

+

Yes, if sized properly. A Navien NPE-240A2 delivers 10.1 GPM — enough for 2 showers + laundry + dishwasher simultaneously. A Whole-Home Pro tier unit delivers 12+ GPM for 3 showers + full laundry + kitchen. Undersized tankless units are the #1 reason people complain about tankless performance. We size based on actual fixture count, not guesswork.

What's included in the fixed price?

+

Everything needed for a standard install: unit, Montgomery County permit, standard venting (up to 20 ft), standard gas connection, water connections with isolation/service valves, condensate drain tie-in, old-tank haul-away, initial flush kit, first-year professional flush service, and all rebate paperwork filing. Full stipulations published on our pricing page.

What add-ons might I need beyond the fixed price?

+

Our add-on menu is published openly. Common ones: gas meter upgrade coordination ($195), unit relocation in same room (+$450), extended venting beyond 20 ft (+$8/ft), well-water pre-filter (+$195), thermal expansion tank (+$175 if required by code). We identify any add-ons at consult before anything is signed.

Do you offer financing?

+

Yes. Through Wisetack, we offer 0% APR for 12 months on balances up to $10,000 with a soft credit check (no impact on your score). For longer terms, GreenSky offers competitive fixed-APR financing up to 60 months. Most Signature-tier installs financed on 60-month terms work out to ~$95-130/month.

Will I save money on my energy bills?

+

Yes, though the exact amount depends on your usage. Washington Gas estimates a family of four saves up to $95/year or $1,800 over the unit's lifetime vs. a standard tank. Heavy hot water users save more; light users save less. The bigger financial win is usually the avoided replacement — not buying a second tank in year 12.

Can a tankless be installed outside?

+

Technically yes (certain models are rated for outdoor installation), but we rarely recommend it in Maryland. Outdoor units face freeze risk during cold snaps, reduced lifespan from weather exposure, and more awkward service access. We prefer interior wall mounting in basements, garages, or utility closets.
